Coastal Vacation Rentals in Spain Near Full Capacity for August 2025

With coastal vacation rentals boasting an 84.5% occupancy rate, Spain’s beaches remain a top draw, led by Mallorca’s near-perfect 98.4% booking level, according to Rentalia’s latest study.

As summer peaks, coastal vacation rentals in Spain are experiencing robust demand, with an average occupancy rate of 84.5% for August 2025, a slight dip from last year’s 84.9%, according to a comprehensive study by Rentalia, Idealista’s vacation rental platform. The analysis, which examined availability calendars for coastal vacation rentals within 15 kilometers of Spanish beaches, highlights the enduring appeal of Spain’s coastline, despite a marginal decline in overall bookings.

Mallorca leads with an impressive 98.4% occupancy rate for coastal rentals, solidifying its status as Spain’s premier summer destination. Close behind is Menorca, with a 94.4% occupancy rate, followed by Asturias at 90.9% and Alicante’s Costa Blanca at 90.2%. These figures reflect the high demand for coastal vacation rentals, particularly in the Balearic Islands and northern Spain.

Other coastal regions also report strong booking levels, though slightly below the top tier. Lanzarote’s coastal vacation rentals have an 89.3% occupancy rate, followed by Almería at 88.9%, Cádiz’s Costa de la Luz at 88.5%, Girona at 86.9%, Málaga at 86.2%, and Castellón at 85.3%. These destinations continue to attract significant interest, maintaining robust demand for coastal vacation rentals.

Below the national average, Cantabria’s coast reports an 84.3% occupancy rate for coastal vacation rentals, followed by Murcia at 80.6%, Pontevedra at 78.8%, A Coruña at 78.6%, Fuerteventura at 77.7%, and Tarragona at 76.9%. For last-minute travelers seeking coastal vacation rentals, greater availability exists in Huelva, with a notably lower occupancy rate of 45.6%, as well as Valencia at 68.1%, Tenerife at 75.2%, Gran Canaria at 75.9%, and Barcelona at 76%.

The Rentalia study also sheds light on traveler preferences driving the demand for coastal vacation rentals. Air conditioning is a top priority, with 86.3% of properties equipped with this feature already booked. Properties with pools also see high demand, with an 84.6% occupancy rate. For those opting for inland escapes, rural vacation homes across Spain are nearly as popular, with an 88.4% occupancy rate for August.

Shifts in Coastal Vacation Rentals Bookings

Despite the slight national decline in the occupancy rate, ten coastal regions analyzed by Rentalia have seen increases in coastal vacation rentals. Tenerife leads with a notable rise from 69% in August 2024 to 75.2% in 2025. Alicante’s coastal vacation rentals climbed from 85.4% to 90.2%, and Gran Canaria improved from 71.9% to 75.9%, reflecting growing interest in these destinations.

Conversely, some regions experienced declines in coastal vacation rentals. Huelva saw the largest drop, falling from 60.7% to 45.6%. Barcelona’s coast decreased from 86.7% to 76%, and Valencia’s coastal vacation rentals fell from 75.3% to 68.1%, indicating shifting traveler preferences or increased competition.

Almudena Ucha, director of Rentalia, emphasized the stability of the vacation rentals sector. “The booking data demonstrate the resilience of coastal rentals and their critical role in accommodating the growing number of domestic and international tourists visiting our shores,” she said. Ucha highlighted the appeal of coastal homes for families and groups, offering exclusive spaces, greater privacy, and flexible schedules. She cautioned that restricting or banning this type of accommodation, as some authorities propose, could reduce accommodation options and drive up prices, impacting family vacations.

The high demand for coastal rentals underscores Spain’s enduring allure as a summer destination, even as challenges like rising costs and regulatory debates loom. For travelers and property managers alike, the 2025 season reflects both opportunity and the need for strategic adaptation in a competitive market.
